I feel compelled to share an unfortunate encounter I had with Pisoria, in the hope that others might approach with a heightened sense of caution. I was taken aback when I lost a holding deposit amounting to £250, stemming from what I perceive as
ambiguous instructions on their part.<br />

They had stipulated the need for tenants to disclose any adverse credit history before undergoing a reference check. Acting in good faith, I communicated this information to Vouch, the agency's designated third-party for conducting these checks. However, to my dismay, Pisoria took exception, asserting that I ought to have communicated directly with them.<br />

It was an expensive lesson, costing me £250, teaching me that Pisoria's dealings may lack the clarity and forthrightness that tenants rightfully expect. I would urge anyone considering their services to diligently seek clarity on every nuance.<br />

Their rationale for retaining my deposit was based on the premise that I did not disclose my adverse credit directly to them, as outlined in their "transparent process" – which, incidentally, was presented in diminutive print, mentioning their right to retain the deposit under such circumstances. What they overlooked is that I had diligently provided every intricate detail regarding my CCJ to Vouch, the company they entrusted with these checks. It appears I was expected to possess insight into the intricacies of their internal operations, discerning that Vouch and Pisoria operate as separate entities. Regrettably, this modus operandi exemplifies the unscrupulous practices that tarnish the reputation of many London rental agencies, as they ingeniously exploit technicalities to part tenants from their money, seemingly with scant regard for legal directives.<br />

The Tenant Fees Act 2019 is explicit in its mandate: if a prospective tenant provides veracious and comprehensive information, yet does not clear a credit or reference check, they are entitled to a full refund of their holding deposit. Given my forthright disclosures, I firmly believe Pisoria's decision to appropriate my deposit is not in alignment with this legislative provision.
